The assignment for this unit is a group assignment with individual component; Part A (individual assignment –
20%) and Part B (group assignment – 30%). Details of all parts of the assignment are contained within this

Learning Outcomes and Writing Your Assignments

assets in a diversified investment portfolio.
4. Demonstrate community and professional responsibility, including the effect of sustainable development,
business ethics, codes of practice, cultural and historical influences on property industry activities.

Part A: Property manager performance critique (past 3 years)
The Scenario:
You are a property management consultant and you have been asked by an owner to review the performance
of their property manager over the past three years. You have obtained an information memorandum for a
property in their portfolio as at today. Your task is to identify the skills that were (or should have been) employed
by the property manager in order to maximise the performance of these assets in light of the property market and
economic conditions in recent years.
Instructions:
You are required to select ONE investment grade property from ONE of the following property sectors:
 Office, OR
 Retail: community, bulky goods, neighbourhood or regional shopping centre
You are required to work in a group of 4 students. This is a group decision. If a group has decided to go with
office buildings, EVERY MEMBER in the group MUST select one investment grade properties from the office
property sectors. You should use a different property from your group members. (i.e., a group of 4 students
should have 4 different properties). You are not able to select a property that has been the subject of assessment
in other units. It is recommended that you select properties that are currently for sale, you will be able to obtain
Information Memorandums for properties that are currently publically for sale. Please note that use of any
information memorandums pre March 2017 will result in an immediate fail grade.

Having chosen your property and obtained basic financial and physical details, you will be required to carry out a
market analysis for the property. This will include assessment of both the property market conditions as well as
prevailing economic conditions. This information will then inform your interpretation of the current financial and
physical status of the property against those market conditions.
Your review should focus on what issues the property manager may have had to take into consideration in the
preceding years and what skills they will have needed to employ to achieve the desired outcomes. Specifically,
this assignment requires you to demonstrate your ability to make linkages between the state of the economy and
a selected property sector, with the performance of property assets in that sector, and to demonstrate your
understanding of how the day to day actions and skills of a property manager are key to maximising the
performance of an asset in that operating environment.
This analysis and interpretation will be based on your understanding of the role of a property manager and will
need to address issues such as supply and demand, strategic positioning, operational issues and any other key
issues relevant to your selected property as applicable over the past three years. This is not a static review of
the property as at today, nor is it a recommendation of future actions. Assignments that take this
approach will result in a fail grade.
The starting point for this assignment is to review the information memorandum / investment report for the
property, including a tenancy schedule. These investment report will contain much of the property specific data
necessary for this assignment, however you will be required to carry out additional independent research on the
property, the relevant sub-markets and the recent economic impacts from a property management perspective.
You should annexe the IM and tenancy schedule to your assignment.

Part B: Market analysis and interpretation: property asset managers perspective [Short, medium and long term
(10 years) view]
The properties selected from Part A and the data collected and analysed will form the basis for Part B.
The Scenario:
Having determined the existing property management issues for this portfolio in Part A, the owners have now
asked to you submit a brief strategic asset management (SAM) plan for the portfolio that provides your
interpretation of market forecasts, and what the owners need to consider to keep the buildings marketable.
Group Work:
For this part, you are required to work in a group of 4 students. Choosing only three properties from your group,
your group will form a new portfolio of assets. Your report should address the performance of the portfolio as a
whole, not just its component parts. Note your portfolio should comprise all Commercial OR Retail
properties. IMs and tenancy schedules for each property are to be included with your report.
Instructions:
This assessment requires you to address how you would maximise the performance of the new portfolio should
you be the property / asset manager over the next 10 years. This will require you to research and analyse
forecasts for the property, economic, and political conditions in the short, medium and longer term (10 years) and
consider the impact these will have on the financial performance of your portfolio. Your forecasts and
recommendations are required to focus on the future strategic property asset management opportunities for
the portfolio, rather than the historical property management perspective in Part A.
Having determined the short, medium and long term strategic view of the three properties based, the owners
have now asked you to include a scenario plan that take into account the following factors, and how any of your
recommendations may vary.
 Australian dollar increases to US$1.05 by the end of 2022
 The major (anchor) tenants in two of your buildings will not renew their leases up to 2023.
 The RBA cash rate is expected to increase to 6% by the end of 2022
Your SAM Plan will need to discuss what actions would be taken by the property manager to protect the owner’s
interests in these scenarios. To adequately address these issues you will need to read broadly across a number
of property and economics journals and publications. This should be commenced in Week 1. The most important
aspect of this assignment is your interpretation of economic and property market factors and how these will
impact on the strategic management of the properties in the portfolio based on your interpretation and
understanding of the property sector you are analysing. Simply providing property/economic statistics will
not result in a passing grade.
